Lot Clearing in Hudson, FL

Whether you’ve purchased a raw lot in Wesley Chapel, inherited an overgrown parcel near Brooksville, or need to clear a build site before your contractor breaks ground, H&R Landworks delivers professional lot clearing across Pasco and Hernando Counties. Lot clearing is one of the most common and most misunderstood services in our trade — done right, it sets your entire project up for success; done poorly, it creates drainage problems, permit issues, and delays that cost far more than the clearing itself. We’re owner-operated, fully insured, and give you a written estimate before we ever start a machine. Call (727) 326-7923 for a free on-site assessment.

What Lot Clearing Actually Involves

Lot clearing is the targeted removal of all trees, brush, stumps, surface roots, and debris from a defined parcel to prepare it for construction, development, or improved use. Unlike large-scale land clearing for multi-acre agricultural or commercial projects, lot clearing is scoped specifically to a property boundary — typically a residential homesite, a commercial build lot, or a defined section of a larger parcel. In Pasco and Hernando Counties, most residential lots contain some combination of slash pine, scrub oak, saw palmetto, gallberry, and wax myrtle — all of which need to be cut, ground, and removed before any foundation, driveway, or utility work can proceed. The process involves initial vegetation cutting and removal, stump grinding to grade or below, root raking to pull surface-level root systems, and rough surface leveling to create a workable pad for your next contractor. Lot clearing in Pasco County may require a tree removal permit for qualifying trees (generally 10 inches DBH and larger). We’re familiar with county requirements and can advise on your specific parcel during the free site visit.

Our Lot Clearing Process

A clean, build-ready lot doesn’t happen by accident. Here’s exactly how we approach every lot clearing project.

Step 1 — Free Property Walk & Scope

We come to your lot at no charge, walk the full boundary with you, assess vegetation density and type, flag any protected trees that may need permits, and identify access constraints. This walkthrough is how we quote accurately — not from satellite imagery.

Step 2 — Written Estimate & Permit Guidance

You receive a written estimate within 24–48 hours. If your project requires a tree removal permit under Pasco or Hernando County code, we’ll identify that upfront so there are no stop-work surprises. You approve scope before any work begins.

Step 3 — Vegetation Clearing

Our skid steer with mulching head handles understory, palmetto, and trees under six inches in diameter in a single pass. Larger trees are felled, sectioned, and processed separately. All material is either mulched in place (if permitted by your project scope) or consolidated for removal.

Step 4 — Stump Grinding & Root Work

Every stump is ground to at least six inches below grade. For build lots, we also root-rake the surface to pull major lateral roots that would otherwise interfere with foundations, slab prep, or underground utilities. This step is what separates a properly prepped lot from one that causes problems later.

Step 5 — Surface Leveling & Site Handoff

We do a final pass to level the cleared surface and remove any remaining debris. Before we load out, you walk the lot with us. Your grading crew, builder, or utility installer arrives to a clean, accessible site — no stumps, no root mass, no surprises.

Why Pasco & Hernando County Property Owners Choose H&R Landworks

H&R Landworks is owner-operated, which means Dylan Reeves is on-site for your estimate and on-site for your job. No subcontractors, no crews you’ve never met. We run three machines, carry full insurance, quote everything in writing, and communicate from first call through final walkthrough.

Pasco County is one of the fastest-growing counties in Florida — over 5,400 residential building permits were issued in 2025 alone. That kind of growth means a lot of lot clearing work, and a lot of contractors cutting corners to move fast. H&R Landworks doesn’t subcontract, doesn’t skip the root work, and doesn’t disappear after the deposit. We run production-grade equipment maintained in-house, and every job is quoted and delivered by the same person.

Services Often Paired With Lot Clearing

Lot clearing rarely stops at “the trees are gone.” Most building lots also need:

  • Stump Removal — essential for a buildable lot.
  • Rough Grading — shaping the lot for drainage and the foundation.
  • Driveway Installation — most new builds need an access drive in place before the heavy stuff starts.
  • Tree Removal — for any larger trees that need to come down individually.

Bundling these saves you from coordinating multiple crews on overlapping schedules.

Frequently Asked Questions About Lot Clearing

Can you clear a lot if construction is already scheduled? Yes, but the sooner we know, the better. We can usually work into a builder’s schedule with a few days’ notice, but it’s easier when we’re brought in early. Call us when you’ve got a target start date — we’ll work backward from there.

Do you work to the survey lines? Yes. If you’ve got a current survey or marked corners, we work to them. If the lot isn’t surveyed and the property line matters (it usually does), get that handled first so we know exactly where to stop.

What about trees I want to keep? Flag them or walk them with us before we start. We’ll work around them and pay attention to the root zones so the trees aren’t damaged by equipment.

Will the lot be ready for a foundation right after clearing? “Cleared” and “buildable” aren’t the same thing. After clearing, most lots still need rough grading and sometimes soil prep before a foundation goes in. We can handle the grading too, or hand it off to whoever’s doing the next step.

Do I need a permit to clear a residential lot? Sometimes. Tree removal permits and clearing permits exist in some areas, especially near wetlands or for protected trees. The property owner is responsible for permitting, but we’ll flag anything we spot during the walkthrough. Check with your county before the work starts if you’re unsure.

Can you handle smaller lots — like a quarter acre or less? Yes. A lot of our work is on smaller residential lots where bigger contractors won’t show up. Our equipment is well-sized for that kind of job.
